Compliance pressure

The OTA “Verified” deadline passed on 31 March 2026. Villas without proper licensing, NPWP, and an SLF certificate were delisted from Airbnb and Booking.com. Many owners are still scrambling.

Oversupply punishment

Canggu, Pererenan, Ubud, Uluwatu, Sanur and Kerobokan absorbed thousands of villas between 2022 and 2024. Self-managed properties on static pricing are now losing 20% to 40% of their potential revenue to better-run neighbours.

Most owners cannot tell whether their manager takes 15% or 28% once hidden fees are counted. Cash-side deals, padded invoices, capacity breaches, slow replies. The trust quietly erodes.

SANTAI STAYS is a boutique hospitality company in Bali. We work across six zones: Canggu, Seminyak, Kerobokan, Kuta, Ubud, and Kintamani. We curate and manage a small portfolio with a devoted on-ground team. The brand is recognised. The product works. We would rather show you than tell you.

We do not take every villa. Each one is assessed against an aesthetic and operational standard, and we are honest about why a villa is or is not a fit. The portfolio stays small on purpose, capped at thirty properties. We hold the line.

Every villa we manage operates legally: Pondok Wisata, PT PMA, SLF, NPWP, banjar relationship, and the OTA Verified badge. We make the boring parts visible so you can sleep through them.

One package. One standard.

No tiers. Tiers would signal you can buy less presence, and presence is the whole point. One simple package, from 10% of gross revenue. The exact figure depends on your villa, and we put it in writing.

FAQ

Common questions, answered honestly.

How long is the contract?
Twelve months. We ask for the time because onboarding a villa is real work: photography, listing builds, compliance review, staff orientation, a styling pass. If we have not earned our keep, we will be the first to say so.
Are there hidden fees?
No. One package covers management, staffing, training, and audits. Pass-throughs (OTA channel fees, major maintenance, utilities, government taxes) are billed at cost with receipts, and we never mark up a pass-through. Your full pricing is laid out, in plain numbers, inside your Honest Assessment.
Why one package instead of tiers?
Because the promise is presence and quality, and tiers would signal you can buy less of it. One package, one standard, the same for every villa. That is the operational reason for the cap.
What about staff, mine or yours?
You get a dedicated Villa Manager, backed by housekeeping on 24-hour standby and a reservation team around the clock. If you have staff you love, we work with them: recruitment, training, and supervision included. Our team is trained regularly, and we can produce the log on request.
What if I want to use the villa myself?
Block dates when they are available. You are not charged management on the nights you stay yourself. Your staff and supervision keep operating, whether or not a guest is in the villa.
How many villas do you manage?
Twenty-three today, capped at thirty, with seven spots remaining. The cap is the product. It is what lets the team stay devoted to each villa rather than spread thin across hundreds. When the last spot is taken, we open a waitlist for 2027.
